Overview

The Real Estate & Construction Development Consultant serves as a strategic advisor and execution partner for the company’s property development initiatives—supporting projects from land acquisition and site selection through design, construction, and operational turnover. This role blends strong construction management expertise with broad real estate acumen, enabling the company to evaluate opportunities, guide build-out strategy, and deliver high-quality, cost-effective developments.

 

The Consultant partners with brokers, developers, architects, engineers, general contractors, and local officials to ensure projects meet business needs, reflect the company’s standards for quality and safety, and align with financial and operational objectives

Responsibilities

Key Responsibilities

Property Development Strategy & Planning

  • Advise business leaders on property development and construction opportunities that support expansion, modernization, or operational improvements.
  • Conduct site evaluations, feasibility studies, land-use assessments, and real estate due diligence.
  • Assess existing structures for renovation or adaptive reuse opportunities.
  • Prepare business cases and capital recommendations for ground-up builds, tenant improvements, or redevelopment projects.
  • Support financial modeling, ROI assessments, and risk analyses.
  • Ensure all development projects meet compliance, safety, zoning, and sustainability requirements.

Construction Project Management & Execution

  • Oversee construction projects from concept through completion, including design, permitting, procurement, construction, inspections, and closeout.
  • Partner closely with architects, engineers, and general contractors to ensure constructability, cost alignment, and schedule adherence.
  • Conduct regular site visits to monitor progress, safety, quality workmanship, and contractor performance.
  • Participate in construction design reviews to ensure operational functionality, code compliance, and brand consistency.
  • Lead resolution of construction issues, delays, change orders, and budget variances.
  • Coordinate permitting, utility connections, environmental reviews, and regulatory processes.
  • Manage projects through an Owner’s Representative, ensuring alignment with business needs, quality expectations, and governance requirements.
  • Directly supervise developers and general contractors, with responsibility for scoping, budgeting, scheduling, and cross-functional communication to ensure seamless project execution.

Real Estate Management & Market Strategy

  • Assess market trends, property valuations, construction cost indices, and competitor activity.
  • Evaluate potential acquisitions, expansions, builds, and lease opportunities.
  • Maintain visibility into zoning changes, land-use regulations, and development incentives.
  • Provide recommendations for long-term real estate portfolio optimization.

Vendor & Partner Management

  • Identify, qualify, and manage real estate and construction partners through RFP processes, bid evaluations, and contract negotiations.
  • Oversee contract compliance related to scope, quality, safety, schedule, and budget.
  • Maintain strong relationships with brokers, developers, architects, engineers, and construction firms.
  • Support vendor adherence to company standards and ethical expectations.

Cross-Functional Collaboration & Communication

  • Collaborate with Finance, Legal, Procurement, Operations, Facilities, and Manufacturing leaders to ensure alignment on project needs.
  • Provide executive-level updates on project milestones, risks, budgets, and timelines.
  • Coordinate smooth handoff of completed projects to operational teams.
  • Promote knowledge-sharing and best practices across all development projects.

Market & Financial Analysis

  • Research construction trends, materials pricing, labor availability, and competitive real estate activity.
  • Develop reports, dashboards, and presentations summarizing project progress and financial performance.
  • Recommend strategies to optimize site utilization, reduce construction cost, and enhance project ROI.

Qualifications

Education & Experience

  • Bachelor’s degree in real estate, Construction Management, Civil Engineering, Architecture, Business, or a related field; Master’s degree preferred.
  • 7+ years of combined experience in construction management and real estate development.
  • Proven success managing full lifecycle development and construction projects.
  • Strong knowledge of zoning, permitting, building codes, entitlement processes, and construction project delivery methods.
  • Experience managing general contractors, architects, engineers, and vendors.
  • Proficiency with ERP, project management, and real estate systems (SAP, Procore, Bluebeam, CoStar, MS Project).
  • Excellent communication, negotiation, and stakeholder engagement skills.

Work Environment & Travel

  • Travel may be required for project sites, broker meetings, and construction oversight (up to 25%).
  • Role may be fully remote, hybrid, or location-based depending on project needs.

 

 

Compensation Statement

The expected salary range for the position described in this posting is made in accordance with the legal mandates of certain jurisdictions within the United States. The final agreed-upon compensation is based on individual qualifications and experience.
